This is the most basic of the options. It is essentially an industrial or business park encompassing the entire site with the exception of an adjacent golf course. Wetlands on the site would remain. They would be incorporated as site features within individual developments or could be mitigated on each site. The basic transportation system that exists now would remain in place, although roads would be improved to accommodate the anticipated traffic. Buffers would be established along the soutehrn and eastern perimeters to provide some separation/transition between the industrial and less intense uses that border the site.

A combination of several uses is also proposed in this option. There are two distinctive features of this scenario. First is the mitigation and relocation of most of the major wetlands into two concentrated areas. This creates a substantial environmental preserve along much of the south and southwest portions of the site, providing a substantial buffer from existing and proposed residential uses and a major site amenity. Second, is the creation of more than 1000 acres of contiguous industrial land, generally uninterrupted by wetlands or other development constraints. Those wetland areas that would remain dotting the industrial sites would be incorporated as site amenities and drainage features.
